Local conditions
Property age, ground conditions, drainage and exposure differ from town to town. These are the issues we see most often on Doncaster projects, and the reason we survey before we price.
Much of the Doncaster area sits on clay-influenced ground that shrinks in a dry summer and swells again in winter. Foundations dug to a convenient depth rather than to competent bearing strata move with it, and the stepped cracking that follows shows in the brickwork above, not in the trench where the mistake was made.
Former colliery, railway and industrial land around the villages and the older parts of town leaves made ground of very variable quality. It is exactly the situation where a foundation depth assumed over the phone becomes a problem discovered halfway through the dig, which is why we take levels and assess ground conditions on site before pricing.
Doncaster sits low, close to the Don and its drainage network, and parts of the borough hold water badly. Gardens that stay waterlogged, patios that pond and driveways that rut are usually a drainage problem wearing a paving problem's clothes, which is why our landscaping work starts with levels and drainage rather than with slabs.
The town's Victorian and Edwardian terraces were built with soft brick and lime-based mortar. Where they have been repointed with a modern, harder cement mix, frost damage is pushed into the brick face instead of the joint, and you get spalling. Matching mortar to the brick, rather than to habit, is a large part of what we do on older Doncaster property.
