What Catches People Out In York

    York's older brick is soft and porous, and was pointed in lime so that the joint could take the damage. Repointed in a hard cement mortar, moisture is driven out through the brick face and frost blows the face off it. It is the single most common avoidable defect on historic York property.

    The Ouse and Foss flood plain influences ground conditions across much of the city. Excavation depth, drainage routes and soakaway viability all need assessing on site: a soakaway is worthless where the water table sits high, and a different drainage strategy is needed.

  • Conservation constraints and matching

    Much of the city is covered by conservation designations, and listed property has its own consent requirements. Materials, bond, joint profile and mortar colour all matter, and getting them agreed before work starts avoids expensive rework.

  • Very tight access in the historic core

    Narrow streets, restricted vehicle access and shared passageways change how materials arrive and how spoil leaves. It is a survey question that materially affects both method and price.
