Property age, ground conditions, drainage and exposure differ from town to town. These are the issues we see most often on York projects, and the reason we survey before we price.
York's older brick is soft and porous, and was pointed in lime so that the joint could take the damage. Repointed in a hard cement mortar, moisture is driven out through the brick face and frost blows the face off it. It is the single most common avoidable defect on historic York property.
The Ouse and Foss flood plain influences ground conditions across much of the city. Excavation depth, drainage routes and soakaway viability all need assessing on site: a soakaway is worthless where the water table sits high, and a different drainage strategy is needed.
